Monthly Maintenance Plan

Consistent home maintenance  saves you money, time and stress by preventing major issues before they happen. Our monthly home maintenance subscription service gives you the peace of mind knowing that each month, we will schedule a visit to your property to take care of ongoing and seasonal maintenance tasks, keeping your home operating in tip-top shape. We can also use part or all of that 2 hour window to take care of items you may need more immediate assistance with on your to do list.  


Your $250/month subscription includes:

  •    ONE 2-hour visit each month addressing monthly items (see below)
  •    Up to twelve FREE 40 lb. bags of softener salt per year
  •    Up to FOUR FREE furnace filters installed each year
  •    ONE FREE whole-home humidifier filter installed each year
  •    FREE smoke detector battery replacements each year
  •    A more detailed list of services is provided below

  • Vacuum & clean bathroom fan grills
  • Inspect and clean all duct vents and cold air returns.
  • Inspect and clean heat exchange filter.
  • Vacuum kitchen refrigerator coils & exterior vents
  • Inspect/clean refrigerator door gaskets and interior vents
  • Monitor softener salt and furnace filter. Fill/replace as needed.
  • Visual inspection of home exterior addressing vent/air intake obstructions
  • As time allows, address items on homeowner’s to-do list. See list of common services below.

  • Inspect dishwasher and clean out drain filter
  • Clean entire length of dryer vent line.
  • Inspect faucet aerators. Clean/replace as needed.
  • Test and tighten all knobs, handles and hinges throughout the house
  • Inspect under all sinks for water issues/damage
  • Monitor softener salt and furnace filter. Fill/replace as needed.
  • Visual inspection of home exterior addressing vent/air intake obstructions
  • As time allows, address items on homeowner’s to-do list. See list of common services below.

  • Test sump pump. Inspect sump basin for issues. (inspect unsealed basins only) Address odors if present. 
  • Clean condensation lines from heat exchanger, furnace, humidifier, etc…
  • Inspect humidifier water panel. Descale as needed.
  • Test all drains. Clean out drain lines and adjust stoppers as needed.
  • Visually inspect attic for pests and water damage 
  • Monitor softener salt and furnace filter. Fill/replace as needed.
  • Visual inspection of home exterior addressing vent/air intake obstructions
  • As time allows, address items on homeowner’s to-do list. See list of common services below.

  • Test sump pump and battery backup. Inspect sump basin for issues. (inspect unsealed basins only) Address odors if present. 
  • Turn on exterior water if shut off
  • Inspect & place garden hoses
  • Visual inspection of roof & foundation
  • Monitor softener salt and furnace filter. Fill/replace as needed.
  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc.
  • As time allows, address items on homeowner’s to-do list. See list of common services below.

  • Turn off humidifier and adjust manual seasonal dampers if present. 
  • Inspect humidifier water panel, replace as needed
  • Install window/door screens 
  • Inspect gutters for any blockage
  • Monitor softener salt and furnace filter. Fill/replace as needed.
  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc.

  • Clean range vent grease filter
  • Turn off gas fireplace pilots. Clean fireplace glass.
  • Clean & inspect A/C unit
  • Clean exterior air intakes
  • Monitor softener salt and furnace filter. Fill/replace as needed.
  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc.

  • Vacuum & clean bathroom fan grills
  • Fill minor asphalt and concrete cracks (Minor cracks are ¼” or less)
  • Clean exterior dryer vent
  • Empty/clean washing machine drain pump filter (accessible filters only)
  • Inspect and clean heat exchanger filters
  • Monitor softener salt and furnace filter. Fill/replace as needed.
  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc.

  • Descale dishwasher and clean out drain filter
  • Lubricate all garage door hinges, springs, bearings, rollers, and pivot points
  • Test garage safety shut-off
  • Inspect under all sinks for water issues/damage
  • Monitor softener salt and furnace filter. Fill/replace as needed.
  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc.

  • Winterize exterior plumbing and A/C unit
  • Inspect, drain & store hoses
  • Remove, inspect, vacuum & store window & door screens (Larger homes may require extra time) 
  • Monitor softener salt and furnace filter. Fill/replace as needed.
  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc.

  • Turn on furnace humidifier & adjust manual seasonal damper if present
  • Inspect & clean gutters (Includes 100 feet of gutter under “normal” conditions not exceeding 22’ above  ground)
  • Inspect weather stripping around exterior doors

  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc.
